1. How to know whether the land I have is suitable for building a house?                                                                                                                                          

Any land is suitable, irrespective of whether the terrain is plain, hilly, Rocky, or water logged.  Construction is possible without leveling or filling with the help of our unique building technology.

2. The land is marshy and not firm. Is it possible to lay the foundation which is strong enough, within my limited budget?

A strong foundation can be erected on any surface whether it is hard or loose soil. After soil testing and depending on the nature of land’s slope, water retention capacity etc. a very strong foundation can be constructed within your budget constraints, as we employ different techniques taking into consideration various facts including your financial situation and local resources available.

3. COSTFORD’s construction technology is cost-effective. Do you achieve this by compromising on durability and stability of the building?

Our buildings can withstand nature’s vagaries as good as any structures. While concerned about building cost-effective structures, our buildings are proven to be strong and durable in any extreme weather conditions. Using more cement and steel do not assure you more stability— centuries old monuments such as Taj Mahal or the Mughal Forts, ancient temples or traditional churches and monuments had been built without a trace of cement or steel and are still strong enough to withstand extreme weather conditions. Similarly, the recent agitations erupted on Mullapperiyar Dam has also gradually subsided in the wake of scientific stretch tests carried out by eminent scientists in the field. This shows that what is more important is the engineering skills and knowledge which is used. It is also a fact that conventional concrete houses (which use concrete and steel) do not have a shelf-life more than forty years (the concrete houses in Kerala start leaking within three-four years!). The buildings which are expected to stay longer employ different technologies.

  4. What do you mean by cost-effectiveness?

Our concept is cost effective construction and not low-cost houses. The material utility is reduced to the minimum because engineering research has established that excess use of building components (such as cement and steel) would not add any extra strength to the structure. A good comparison is with our body: over-eating will not assure you good health and strength. What you need instead is to develop strong muscles.

For example, the ‘Rat Trap Bond walls technology’ use by us reduces the requirement of bricks to 25 per cent while making the walls stronger than ordinary concrete walls. Similarly other costly components are also substantially reduced and this reflects on lesser cost for construction. The usage of locally available energy effective and eco-friendly materials such as mud, bamboo, wood, and ordinary well-burnt bricks, along with the use of recycled materials are the basic reasons for cost reduction.

5. Do the un-plastered brick walls (which are common in COSTFORD constructions) face the problem of gathering dust excessively?

To some extend dust condenses on un-plastered walls a little more than plastered wall. Regular cleaning would definitely remove the dust without much difficulty. There are several advantages for un-plastered walls: the naked bricks do breathing through its microscopic pores and thus the brick walls become brighter on passage of time, whereas the painted walls become dull and darker in due course necessitating expensive colour washing frequently. The raw brick walls generate positive energy due to its purity and naturality.

6. Is it possible to build upper floors on filler slabs?

Yes. Filler slabs can withhold any number of upper floors. Most of our buildings are actually multi-storeyed.

7. Why the plastering, painting and polishing are not frequently employed in your method of construction?

We avoid plastering, painting and polishing of the walls mainly for temperature maintenance and cost effectiveness. Since our brick walls do not require plastering periodical colour washing/painting etc. maintenance cost is negligible. The burnt bricks have pores and the breathing take place only if the bricks are naked in form. This would provide coolness inside rooms when outside air is hot and warmness while outside is cold. Also the brick jalli, air gaps and air holes on upper level of walls etc. are beneficial to maintain cool atmosphere inside. We keep the usage of steel and concrete minimum and avoid granite, marble, hard toughened glass etc. We use stylish designed clay tiles for flooring, which again regulates temperature and adds beauty.

8. Is the ‘look’ of the COSTFORD houses inferior to the ‘modern’ structures?
